Leaders, the UKs leading independently owned letting specialists, are advising their landlords in detail about the governments new boiler scrappage scheme to help as many as possible to benefit from it, and to help reduce their tenants energy bills and CO2 emissions.
The newly launched scheme gives homeowners in England, including private landlords, the opportunity to claim 400 off the cost of a new energy efficient boiler when they replace an old G-rated boiler. The government estimates that upgrading a boiler can save a household more than 200 a year. It has also projected that replacing 125,000 G-rated boilers will save about 140,000 tonnes of CO2 emissions a year.
Says Leaders managing director Paul Weller: We have emailed our landlords to advise them of the details of the scheme and have offered to obtain quotes for them on replacing their old boilers. We will encourage those who qualify to take advantage of this scheme; not only could this mean less in maintenance costs and hassle for our landlords, it will save our tenants a significant amount in energy costs and help to reduce CO2 emissions, something we fully support.
A boiler is likely to be G-rated if it is more than 15 years old and gas fired; a permanent pilot light is also a good indicator. If the boiler is oil-fired it is likely to be eligible if it is more than 25 years old. If the householder is under 60 the boiler must be in working order and the main source of heating for the property; over 60s will be eligible even if it is not.
Those that qualify must apply through the Energy Saving Trust (EST) with details of the old boiler and a quote from a qualified installer to fit a new one. They will then be issued with a 400 voucher. This will be refunded once the work has been done and the EST has received both the invoice for the work and the voucher, which is valid for 12 weeks.
Says Mr Weller: "This scheme could benefit many of our landlords and tenants and we are therefore keen to do what we can to support it. Some our gas contractors will be offering additional discounts to landlords wishing to replace their boiler under this scheme".
